An unrealized loss happens when you buy something, take security, as an example, and it drops in value. It won't be realized unless you sell your property. Therefore, an unrealized loss exists only on paper and has not yet been realized. For tax purposes, unrealized losses need to be realized before they can be used to counterbalance capital gains.
